Every project we undertake is unique, so it isn’t always possible to provide an exact fee without first understanding your requirements. In the same way that a builders fees will change project to project, architectural fees will similarly vary depending on the type, scale, and complexity of the work, all of which will have an impact on the level of detail required and subsequently the time required to prepare the drawings.

​We do however recognise that professional fees form part of your overall project budget, and how helpful it can be to have an indication of costs at an early stage. For this reason, a rough guide to typical fees is provided below. Please note that this is not a ‘one-size-fits-all’ approach, so we encourage you to get in touch to arrange a free design consultation, after which we can provide a tailored quotation based on your specific brief.

Loft Conversion/

Small Residential Extension

Extending into the loft can often add valuable space to your home without compromising on your existing garden or outdoor space.  This can often be carried out under either Permitted Development or a Householder Planning Application depending on the changes to be made (ie. whether you are adding a dormer, positioning of any new roof windows, materials to be used, etc.), and will require Building Control Approval to be obtained.

Residential Extension

The most common projects we are asked to assist with are for extensions to an existing dwelling. As with Loft alterations, these most often fall into 2 categories; projects that are allowable under Permitted Development; or those which require Householder Planning Approval. This will all depend on the footprint of the new space, its overall height & location on the site, and the materials to be used in its construction. All new extensions will require Building Control Approval.

New Build Dwelling

The opportunity to create your new home from scratch is an incredibly rewarding process, allowing you to entirely your new space to your way of living. Any new build home will require both Planning Permission and Building Control approval, to ensure that it meets the requirements of the local council and conforms to the current regulations for safe & sustainable design.

Garages/

Outbuildings

The construction of a new Garage or Garden Room can add much needed additional space with minimal impact on your existing property.  Whether an outbuilding requires planning is generally governed by the same rules as those for extensions, and the size, height, position & materiality of the building.

 

If the outbuilding is to form a habitable space (such as a home office), then Building Control Approval will be required, as will garages or other outbuildings exceeding a certain footprint.

Garage Conversion/

Internal alterations

Sometimes it's not about needing additional space, but about making the most of the space available to you.  Whether this is through incorporating part of an existing garage or outbuilding or just reconfiguring a badly laid out floor plan, this can be an effective way of adding value to your property.

 

Planning/Permitted Development may be required depending on the alterations proposed, but if not required, a lower ‘design only’ fee can be discussed for this stage,

Measured Surveys

The cornerstone of any good design project is an understanding of the existing building and as such prior to the design works commencing a full measured & photographic survey of the property will be required.  Depending on the scale of the work to be carried out this can range anywhere from £450 (ie, for a small detached garage building), to £1800 (for a larger, more complex building).  Most measured surveys we carry out fall within the £850-£1200 category.

 

In some instances you may require the input of a third party surveyor which we would be happy to advise on.

Minor Works Inspiration

Sometimes all you need is a little bit of inspiration!  Maybe you need some ideas for your upcoming bathroom refurb, or that dream kitchen you’ve been thinking about?  Not sure how your tiles will work, or if you have space for everything you want?  This is where our minor works design packages can help.
