Initial Consultation

Pre-Commencement
The first step in any project we undertake is to hold a FREE consultation at the property, to get an understanding of your home and any specific requirements for the project. Based on this information we are able to prepare a summary brief for you, highlighting key factors we feel might impact your plans and summarising any requirements in relation to the project budget & duration.

This is a great time to have a really good chat about the project, and to let us know any questions you might have at this early stage.

Measured Building Survey & Project Brief

Preparation & Briefing
Once you have decided to go ahead we get things underway with our "Preparation & Briefing" phase. During this time we will help you to prepare a detailed Project Brief, identifying your desired Project Outcomes in terms of both space & overall appearance.
From moodboards to Pinterest boards we love seeing your ideas, and they can provide a great kicking off point for discussion.

As part of this stage we would also come out to the property to conduct a full measured building survey, or alternatively can suggest other local firms to carry this out on our behalf.

Concept Design

Concept Design
This is where your project really starts to come to life!
​
​Working in both 2D & 3D we will present you with initial sketch designs, based on the detailed project brief which was put together previously.
​
​We do occasionally like to challenge you by presenting options or ideas that you possibly hadn't considered before, or which we feel may be a better way of meeting your objectives - dont worry though we know that we wont always get it right first time, and encourage your feedback throughout!

Planning/Permitted Development Application

Spatial Co-ordination
Once you are happy with the design, all of the relevant information can then be collated for submission for Planning (or certificate of lawfulness in the case of permitted development).

We understand that applying for planning can seem like quite a daunting task, and so we not only help to produce the drawings & documents needed for the application but also take on all the associated admin (including liaising with the planning department, responding to queries etc.).
​
Sometimes additional consultants' information is required as part of the application (or often earlier in the design process on sites of a particularly sensitive nature). These can range from arboricultural reports, ecological reports, planning consultants reports etc., but we would be happy to advise you based on your individual circumstances.

Building Control Application
RIBA stage 4
Technical Design
Congratulations - you now have planning permission! However the process doesnt stop there, as almost all projects will then require Building Control Approval, to ensure that they comply with all modern standards & regulations.

In the case of some smaller projects you may now be able to proceed under a build notice, arranged between your contractor and the Local Authority Building Control Officer. Alternatively you may opt for a Full Plans submission, giving the officer a chance to review your proposals in more detail before the works begin on site.
​
We would always recommend opting for a Full Plans Application as it provides the opportunity to address any Building Control Queries up front, rather than trying to deal with them retrospectively on site.
